e. The balanced is due at closing normally after 6 to 8 weeks later.

Note :
i. There are penalties for pulling out of a sale after the preliminary agreement is signed.

ii. The broker's fee generally ranges from half a percent to 1 percent of the price.

iii. The lawyer's fee varies but usually is about 6,000 Hong Kong dollars.

iv. The stamp duty ranges from 0.75 percent to 3.75 percent of the price.

Ten Ways to Write Great Blog Posts That Get Attention

by: Courtland Bovee

Millions of blogs fight for readership online (over 75 million by some counts), with thousands more being created every day. Making yours stand above the rest may seem like a daunting task, but here are ten suggestions for making your blog posts stand out from the crowd.

1. Write each post title so it grabs the reader's attention. It is the first thing someone reads, and it should get your reader's attention right away. Your title should both pique the reader's interest and be informative. Do not write "Business Writing Advice"; instead, say "The Best-Kept Secret to Reducing Your Business Writing Worries." Longer titles have the advantage of describing in detail what your post is about; 8-12 words are a good range.

2. Keep sentences short and clear. A little goes a long way. Readers are busy people and they will not spend hours detangling complex syntax or sifting through blocks of text. Also, use strong language. Start a new paragraph every few sentences, and limit each post to 250 words, if possible. If you cannot write it in under 250 words, split it into two entries.

3. Break up the text. Use numbered lists, bullet points, and subheadings to make your posts easy to scan. Lots of white space on the page is a good thing-it allows your reader to take mental breaks and let the knowledge soak in. In addition, with the inevitable clutter of banner ads and side text, this technique puts some distance between your writing and all those distractions.

4. Keep current. No one wants to read old news. Your job is to stay up-to-date so your readers do not have to themselves. Read newspapers. Scour the web for references. For example, if you write a blog about business communication, subscribe to Google News Alerts using keywords related to the field, such as blogs, podcasting, instant messaging, business letters, memos, and business reports, so you will always be well informed. Posting items from last month or last year will lose your reader's interest faster than you can say "Enron."

5. Be bold. Timidity is an easy path to anonymity. Do not be afraid to create and state your opinions. Of course, there are some situations in which objectivity rules-but you have to give people a reason to read this blog by you and not by the person next door.

6. Be accurate. If you make a statement, be prepared to back it up. Know what your sources are and quote them accurately. Misinformation spreads like wildfire online; do not be the spark that sets it off or the wind that fans it.

7. Contribute to the conversation. Links are great-but then what? Do not just post links to the same tired sites, offer your reader something new. Contribute to the conversation. Your goal is to be the site to which everyone else is linking-so you had better have something worth writing about.

8. Stay focused. Once you have defined the theme of your blog, stick to it. A blog about piggy banks has no business posting about the latest innovation in alternative energy. Such a deviance will only confuse your reader and chip away at your virtual authority.

9. Use key words liberally. Keywords are, well, key. Harness your blog's search engine potential by dousing your title and post with effective keywords that will help interested parties find your page in the vast, muddled blogosphere. This is one of the most important elements of getting your blog read-go at it with gusto.

10. Be consistent. Keep a schedule and stick to it. Post frequently-at least several times per week if you want to increase your potential of attracting new readers. Let your blog languish for weeks without updates and your audience will move on to fresher ground.

Maintaining an informative blog that people want to read takes hard work and good writing skills. Find what makes your writing unique-and flaunt it for all it is worth.

Questions to ask your Orthodontist

1. What are the different types of braces and their pro’s and cons ?

2. what’s the best type for your case ? Will it be ceramic or metallic braces or a combination ? Ceramics on upper and metallic on lower ? (This will now depend on the budget that you will have.)

3. How much does it cost to have ceramics braces on the upper only ? upper and lower ? What about the cost for metallic braces ?

4. How much is the total cost ? Is it possible to show me the cost breakdown? Do you have any payment or installment plan?

5. Does the cost of my braces includes all kinds of treatment (ie. monthly cleaning, filling, etc) and also include the retainers after treatment is finished?

6. How long (how many months/years) will the total treatment take?

7. How often will I need to visit your clinic for adjustments? What do the adjustments entail?

8. Do you do self-ligating brackets? (sometimes these are a good alternatives like if using Damon-type brackets, extractions can be avoided).

9. Will I need to wear other appliances like headgear or jaw expander ? If so, how long will I need to wear it ? As for the headgerar how many hours per day? When, in the treatment process, would the appliance be introduced?

10. Will there be a need to extract any of my teeth ?

11. If there’s a bracket that was dislodged, could I just call and then drop in to get it re-attached , or do I need to make an appointment for that?

12. What type of retainers do you typically usually provide to your patients ?

Orthodontic Braces

Before spending your time and money to straighten your teeth, its important that you take a bit of research and get to know more about the treatment process. Find out the Do’s and Don’ts when wearing dental braces. Here are some points that you may want to know more :

1. Ask your friends or relatives to recommend a good orthodontist. Your regular dentist might be a good person to ask for recommendation.

2. Seek second opinions. Different Ortho’s have different approach or migh be using different systems/appliances in doing the procedure. If you don’t like what the 1st Ortho says about the treatment approach, go to another Ortho and seek consultation about the treatment. Usually treatment are free or should be minimal fee. Its better to know ahead rather than regret later.

3. Determine how long would the treatment be. Treatment usually last for 2 years for braces braces on upper and lower teeth. It’s a long term commitment, so it’s really important that you like the Orthodontist who will treat you in order to have good relationship.

4. Be prepared. Some people would be very conscious with the braces on their teeth. Are you ready to have them in your mouth and deal with them 24/7 for 1 or 2 years. Tooth extractions maybe required, so be prepared if you have fear about extraction. Usually the 3rd molar will be extracted.

5. Determine the cost of the treatment. Usually in Philippines, it would range from Php 80,000 up to Php 150,000 depending on the material use (ie. ceramic braces cost a lot more).

6. If you can not afford to have braces from a private clinic, search the dental schools in your area. Many times, they provide low-cost orthodontic care. University of the Philippines usually offer orthodontic treatment at a lower cost and usually handled by the orthodontists students under the watchful eye of their experienced professors, who are often orthodontists in private practice. Usually, the schools would evaluate your case.

7. Sometimes dental chains offer lower prices for orthodontic work, but you will be limited to their list of dentists.

8. Check your health plan (or your spouse health plans) to see if any of the treatment cost will be covered. Its good to have your health plans straighten out before you begin the orthodontic treatment.

MAKE YOURSELF MORE VALUABLE

"The single most important and potent way to expand your income is to devise a way to consistently add real value to people's lives, and you will prosper." --Anthony Robbins

Believe that you have value. Believe that you have something to give to the world.
All individuals who earn good money are persons who have found ways to add worth and value to their lives -- and then make this worth and value useful to others. If you can add to your life more skills, more ability, more intelligence, more creativity, more caring and personalized service, more organized systems -- and thereby increase the quality of life for the
people around you -- you'll be able to earn more money.

I'm not just talking about entrepreneurs. If you're employed right now, make yourself more valuable to your company. Don't expect a raise every year simply because you show up every workday! Develop your skills, learn new ones, look for ways to improve your company's products and systems, search for procedures to make the work of your boss easier, and
think of ways where your company can save money.

I know of someone who entered as a clerk in one of the biggest companies in the country. This guy simply didn't stop making himself more valuable, he enrolled in any course he found useful to his profession. His bosses noticed his drive and kept giving him new responsibilities until he
ended up as the company's assistant vice president. Sound like a fairy tale? Not to me. I'm talking about my father.

If you're self-employed, ask how your business can touch and bless the lives of your customers. Again, by making your business more valuable to people, earning profit can be the only consequence. My friend expanded his restaurant business considerably when he asked what his customers wanted to eat and at what prices. He asked questions. He took down
notes. He experimented. Marketing people will say that he did a market analysis, but in my language, he simply learned how to love his customers in a better way.

Make yourself valuable.
By Bo Sanchez,
From "Simplify And Live the Good Life"

Philippines - Points of View from a young Korean Student

This is taken from Inquirer news...some of you may have already read about this however its quite an eye-opener for us Filipinos..hope it would inspire us to do something for our country.

MY SHORT ESSAY ABOUT THE PHILIPPINES

Jaeyoun Kim

Filipinos always complain about the corruption in the Philippines. Do you really think the corruption is the problem of the Philippines? I do not think so. I strongly believe that the problem is the lack of love for the Philippines.

Let me first talk about my country, Korea. It might help you understand my point. After the Korean War, South Korea was one of the poorest countries in the world. Koreans had to start from scratch because entire country was destroyed after the Korean War, and we had no natural resources.

Koreans used to talk about the Philippines, for Filipinos were very rich in Asia. We envy Filipinos. Koreans really wanted to be well off like Filipinos. Many Koreans died of famine. My father & brother also died because of famine. Korean government was very corrupt and is still very corrupt beyond your imagination, but Korea was able to develop dramatically because Koreans really did their best for the common good with their heart burning with patriotism.

Koreans did not work just for themselves but also for their neighborhood and country. Education inspired young men with the spirit of patriotism. 40 years ago, President Park took over the government to reform Korea He tried to borrow money from other countries, but it was not possible to get a loan and attract a foreign investment because the economic situation of South Korea was so bad. Korea had only three factories. So, President Park sent many mine workers and nurses to Germany so that they could send money to Korea to build a factory. They had to go through horrible experience.

In 1964, President Park visited Germany to borrow money. Hundred of Koreans in Germany came to the airport to welcome him and cried there as they saw the President Park. They asked to him, "President, when can we be well off?" That was the only question everyone asked to him. President Park cried with them and promised them that Korea would be well off if everyone works hard for Korea, and the President of Germany got the strong impression on them and lent money to Korea. So, President Park was able to build many factories in Korea. He always asked Koreans to love their country from their heart.

Many Korean scientists and engineers in the USA came back to Korea to help developing country because they wanted their country to be well off. Though they received very small salary, they did their best for Korea. They always hoped that their children would live in well off country.

My parents always brought me to the places where poor and physically handicapped people live. They wanted me to understand their life and help them. I also worked for Catholic Church when I was in the army. The only thing I learned from Catholic Church was that we have to love our neighborhood. And, I have loved my neighborhood. Have you cried for the Philippines? I have cried for my country several times. I also cried for the Philippines because of so many poor people.
I have been to the New Bilibid prison. What made me sad in the prison were the prisoners who do not have any love for their country. They go to mass and work for Church. They pray everyday.

However, they do not love the Philippines. I talked to two prisoners at the maximum-security compound, and both of them said that they would leave the Philippines right after they are released from the prison. They said that they would start a new life in other countries and never come back to the Philippines .

Many Koreans have a great love for Korea so that we were able to share our wealth with our neighborhood. The owners of factory and company were distributed their profit to their employees fairly so that employees could buy what they needed and saved money for the future and their children.

When I was in Korea, I had a very strong faith and wanted to be a priest. However, when I came to the Philippines, I completely lost my faith. I was very confused when I saw many unbelievable situations in the Philippines. Street kids always make me sad, and I see them everyday. The Philippines is the only Catholic country in Asia, but there are too many poor people here. People go to church every Sunday to pray, but nothing has been changed.

My parents came to the Philippines last week and saw this situation. They told me that Korea was much poorer than the present Philippines when they were young. They are so sorry that there are so many beggars and street kids. When we went to Pagsanjan, I forced my parents to take a boat because it would fun. However, they were not happy after taking a boat. They said that they would not take the boat again because they were sympathized the boatmen, for the boatmen were very poor and had a small frame. Most of people just took a boat and enjoyed it. But, my parents did not enjoy it because of love for them.

My mother who has been working for Catholic Church since I was very young told me that if we just go to mass without changing ourselves, we are not Catholic indeed. Faith should come with action.
She added that I have to love Filipinos and do good things for them because all of us are same and have received a great love from God. I want Filipinos to love their neighborhood and country as much as they love God so that the Philippines will be well off.

I am sure that love is the keyword, which Filipinos should remember. We cannot change the sinful structure at once. It should start from person. Love must start in everybody, in a s mall scale and have to grow. A lot of things happen if we open up to love. Let's put away our prejudices and look at our worries with our new eyes.

I discover that every person is worthy to be loved. Trust in love, because it makes changes possible. Love changes you and me. It changes people, contexts and relationships. It changes the world. Please love your neighborhood and country.

Jesus Christ said that whatever we do to others we do to Him. In the Philippines, there is God for people who are abused and abandoned. There is God who is crying for love. If you have a child, teach them how to love the Philippines. Teach them why they have to love their neighborhood and country. You already know that God also will be very happy if you love others.

That's all I really want to ask you Filipinos.
